Staff members are well versed in industry-related laws, regulations and practices. Construction and Loss Mitigation

We are in an unprecedented time in the American Real Estate Industry. Property Values are down, foreclosures are up, residential construction projects are stalled or, worse yet, abandoned. Banks, lenders, builders, and portfolio investors are all asking the same questions.

What can we do with a portfolio of partially complete, non-performing construction loans?

Step 1: Project Preservation

Can the project be salvaged?

Can the home be constructed and the mortgage converted?

Can the non-performing construction loan become a fully performing, salable loan asset?

Loan Counseling

Our Northern Virginia staff specializes in resolution of myriad issues associated with impaired credit loans and non-performing loans for lender clients, including commercial banks and leading mortgage finance companies. We provide knowledgeable assistance in the review of each specific situation and we communicate recommendations for resolution directly to the lender.  

Our Orlando, Florida staff also has significant expertise in working with lenders, borrowers, builders, and attorneys to identify ways to get construction projects moving again. Initiating a proactive, outbound, phone campaign to ascertain construction status and remove bottlenecks is the first step. The objective loan counseling for construciton loans is to facilitate an equitable resolution for the borrower, builder, and lender. Sometimes it is necessary to execute a strategy to hire a new contractor, clear or invalidate outstanding liens, or restructure a loan to facilitate completion. All options are vigorously explored.

Foreclosure Coordination

Foreclosure can take a year or more and is a timeconsuming, interactive process. If foreclosure is the only remaining option then getting it done quickly, accurately, and at minimum cost is the key. The longer a foreclosure takes, the more expensive it becomes to recondition and remarket the property. Issuing the proper correspondence within the legally required timeframes is mandatory. Property maintenance can include everything from simply changing the locks to completing a partially constructed home.
